Older New Jersey homeowners may qualify for Senior Freeze, ANCHOR and Stay NJ, subject to each program's rules. Senior Freeze reimburses eligible property tax increases; it does not freeze the municipal bill. For the 2025 application, Stay NJ requires age 65 or older, full-year homeownership and occupancy, and income of $200,000 or less under the current budget. Senior renters may qualify for ANCHOR, but cannot receive Senior Freeze or Stay NJ. Senior homeowners use the combined PAS-1 application, due November 2, 2026. A separate annual $250 senior or disabled-person property tax deduction has its own income rules and local application.
